NotarIA reconstructs a property's chain of title from the Land Register, applies deterministic safety nets (chain breaks, undischarged charges, the thirty-year period) and analyses the location certificate. The notary confirms each link and concludes — the AI never declares a title ‘good and marketable’ in their place.

    Upload the entries
    The AI extracts Land Register entries (including scanned documents, thanks to OCR).

    Confirm the links
    Each entry is proposed; the notary confirms, rejects or corrects. Nothing is taken for granted.

    Safety nets fire
    Transferee/transferor continuity, undischarged charges, the thirty-year period, lot concordance — deterministically.
  • 04
    Conclude
    The notary writes the conclusion; NotarIA produces a dated, cited report.

The location certificate

NotarIA extracts every item from the surveyor's report (s. 9 RLRQ c. A-23, r. 10) and flags problematic observations — encroachments, servitudes, priority — for the notary to confirm.

Questions.

  • Does NotarIA query the Land Register directly?

    No. NotarIA has no direct access to the Land Register: entries come from uploaded documents or manual input. The report states this explicitly as a scope reservation.

  • Does the examination conclude that a title is ‘good and marketable’?

    No. The AI never concludes on a title's validity. It prepares and flags; the conclusion belongs to the notary.
